Open Houses - Waste of Time for Sellers?

In todays market, I would do ANYTHING to get more exposure with your house.

We're in the process of foreclosing on a house that's been on the market for 2 years now. We put a new roof, new windows, new carpet/paint, had it staged AND dropped it $100K,...our lake home has not sold.

If there's any chance that an open house would work, why not do it?

Our realtor would not do an open house, even at our request, b/c she felt they were a waste of time. Needless to say, we were less than satisfied with this realtor.

Melanie - I am so sorry about your foreclosure. It's a terrible time to be a seller.

Well, we went ahead with the open house because, as many of you said, it can't hurt. I got absolutely no feedback about whether anyone showed up or not, and she left the stupid open house sign out in the front yard.

The only other time I sold a house was when it was a sellers' market - it took 2 weeks and we got very close to our asking price. So this is an adjustment.

We are living in a very difficult situation (crazy neighbors) and it's causing all of us a lot of stress being stuck here. But I know people who are paying on 2 mortgages right now because they can't sell, so I shouldn't complain.

I"m sorry your open house didn't show any new interest. My advice would be to sell it as low as you could possibly stomach. I know that sounds negative, but if we woulda started out really low (what we're at now) 2 years ago...I"m sure it woulda sold.

We had 2 mortgages for over a year (before we stopped making payments on the other house). It literally made me sick working over 60 hrs/week...I was eventually hospitalized after a spiral of unfortunate events happened.

We are fortunate we have a house, many people foreclose to find themselves homeless. We used all the equity in the house that was for sale---to put as downpayment on our new house. The only thing we are out of it our steller credit.
