predator across the street

Yeah the pig moved in the day after we closed on our house 4 years ago. The sheriff handed us the flyer as we were unloading the moving truckx( Anyway, he doesn't come out of the house and there are plenty of cops and angry military men surrounding the area:D The military family across the street moved a year ago and are now being sued by the new owners for not revealing his existence. They say they can't sell the house(there is no sign on the yard, not to mention the state of the house) and they want the old owners to buy it back at $300,000! They paid $280k. I'm shocked, they seemed like nice people. They also mentioned to me last year that they didn't like the area and wanted to sell, not because of the pig. Now I think they see the market slowing and they got in over their heads. So let's take it out on a military family that doesn't have a large income oh and just got back from the Middle East. Thank you very muchx( Sorry to rant, it just makes me so angry.

I'm sure that the family trying to sell the house will lose. I was told by my realitor when we were looking for houses to go online and check out the predators in every city that we looked at. It's not the previous owners responsability to make sure that the buyers are aware of the predators in the neihgborhood. It's the buyers responsability.

Where do you find that info? A specific website?

I second Kathy's statement. The previous owners were only required by law to reveal stuff about the condition of the house, NOT the neighbors! You're right, though, it sounds like they just want to "unload" the house because it's more than they can handle, and try to make an easy buck in the process!

Sorry about the guy across the street! It's a double edged sword if you think about it....they need a place to live, too, but preferably NOT near your kids, right?

When you sell a house the only thing you have to reveal is the condition of the house, not the neighbors. If that were the case we would all have the perfect neighbors. I just can't believe they found a lawyer who would go through with the case. Everyone in the neighborhood could sue previous owners now with this. IMO they should sue the pig because they "can't" sell their house. The fact that the house does not have a sign on it proves to me they posted it on the MLS for legal show. Oh and they used the previous owners picture from 2 years ago for the MLS listing, low. Especially since the outside condition of the house is so bad.

Here you go.

When I bought my house, I never expected such information from the seller...don't see it as their responsibility to disclose that to me! Instead, I went online and searched for all the sex offenders (almost all where 19-22 year olds who hooked up with an under age girl and you know it "hit the fan" with the girls dad, thus a mug shot)...anyway, they should have went online.

Also, I called the police station to see if there were any police reports filed on the street I was moving to within the past 3-5 years.

That is a great idea about calling for a police report status. I didn't think of that. I'll definitely be calling when we get transferred again. Thanks for the tip:)

DH and I both used to be military. We are planning to move back to Chicago region sometime in the next couple of years. If your DH is going to NY, Army or Air Force?

I agree with the others---the previous owner is under no obligation to reveal this information. One has to do their homework before moving in. Contact the local police department for information on sex offenders as well as crimes in the area. You may be asked to fill out a FOIL (Freedom of Information Law) request. With a large number of PDs having computer aided dispatch it fairly easy to get a "snapshot" of crime in the area.
