Cathe, I need your help

Hi Cathe-
I have read so much conflicting information on what your heart rate should be during exercise. I have read that you should workout at 70 to 80% of your max heart rate if you want to lose wieght, and 60 to 70% if you are maintaining and building muscle. I was told that if you go above this your body will "eat" your muscles for energy. I have about 5 pounds to lose that I have struggled with for a while now and I want to keep my muscle tone. I seem to go way above my zone for cardio if this is the case. I fgure my zone by 220 minus age times percentage trying to obtain?
Please help, I am so confused.
Thank you-
